Hey, it’s Dan. Welcome back to I Allegedly. I’ve got a good one for you today. There’s a ton of stuff to cover with Business News and real estate agents are quitting left and right. I am in Corona del Mar, California at the beach and we’re going to talk about agents that just don’t sell houses. So hit the like button, subscribe to this channel and let’s get right into it. So many agents are leaving real estate for good right now and I was sent a story about Kim Taylor. Her and her husband Gordon started a brokerage in Fort Worth, Texas.

I’m just going to park it here for a second and she’s been an agent since 2015, had a bunch of good years and decided two years to go to open up her own brokerage and it has been a disaster. If you read the article from the Wall Street Journal, you can see that these people are not making any money. What floored me is that there are over 300,000 real estate agents there. That have quit and we’ve heard the rumors that 71% of all real estate agents don’t sell houses and haven’t sold a house in the last year.

Well, here’s the thing. I bought a house. I didn’t have an agent. I used myself and I told the broker that if I had any grief, they would have a problem and we explained how we were going to negotiate this. And that person ended up becoming a friend of mine now and he’s a very, very talented broker but it was very, very clean. I didn’t need an agent. I’ve had so many people write me and say, oh, if you don’t have somebody represent you, the commission just goes back to the other party and they get both commissions.

I don’t know what planet that guy lived on but you’re seeing real estate get affected in such a huge way. Now, the neighborhood I’m walking in right now, low end 15 million. High end, you’ve got 25 and 40 million dollar houses across the back section over there. This is unbelievable. Now, when you look at regular real estate agents, think about this figure because it’s unbelievable. How could you live? We’re into a fourth year of a real estate downturn where there’s less transactions being sold this year than in the last four years. It’s just going down, down, down, down, down.

And eventually, there’s going to be a major collapse. Now, I’m on Ocean Boulevard. The end of Ocean Boulevard is the one section I normally start at. You guys have seen a bunch of times where you’ve got the house that my friend Dougie Fresh posted for foreclosure a couple times and the last time was at 22 and a half million dollars and had all that water damage. I don’t know if I’ll get over there or not today but you get the gist of it. Think about these wild figures. The average real estate agent makes no money. Now, the people that have closed escrow, think about this.

According to NAR, National Association of Realtors, 71% have not closed an escrow, not even one. Then you’ve got the percentage of people. The typical real estate agent. Think about this number. In 2024, it earned $8,100 in gross income. The guy at the Circle K that takes your money for a coffee or for a bag of chips makes more money than the average real estate agent does across the United States. When I get these figures and talk about them, it infuriates real estate agents because not everybody’s walking through a $20 million neighborhood. Now, I get it. One of my attorneys, his wife is a real estate agent and tries to sell one or two houses a year.

The last house that she sold was over $22 million and her commission was $460,000. This was towards the end of 2025. She sold two houses last year. Yippee-ki-yay. What do you need if you’re making 400 G’s a year? There’s that. Okay, so next thing is agents that are not making enough money to live. On an average, you’re seeing people that are closing 10 deals a year that are not making $50,000 and $60,000. I’m like, what are these houses selling for? Seriously, now I know that this is Looneyville here, okay? And I know that this is not the norm.

I get it. I get it. But for you to go out and sell a house and have $8,000 in income and all these agents, you know, how do they recruit people? How do you sit there and go, oh, you’re going to make money? Or is it just people want to do this in higher income and higher home-valued areas? Can I give you an idea, guys? I’m on Ocean Boulevard and Poinsettia Avenue. Look at that. Look at the construction that they’re doing overlooking the Pacific Ocean. This is, gosh, it’s just crazy. But when you have 300,000 of any business leaving their industry, that’s a huge thing.

There’s one more figure that I want because it’s so good. So all the construction. It’s just a beautiful morning out here. I always wanted to live on this street, that I’m going to make enough money that I’m going to do this. The only problem was living here. You have guys like me walking on a Saturday, even in privacy, for $20 million. I can’t afford a $20 million house, I’m going to tell you that. The point is, is that I just thought it would be the greatest place in the world to live. And it’s not because of this reason.

And because, you know, people don’t like to go down and go to the beach parking lot down there because you have to pay. Oh my gosh, it’s $6. $6, yes. So the other thing is, typical agents making the $8,100 a year is absolutely insane. But you’ve got people that have closed four deals that have made less than $58,000. Yeah. Some areas of the country, that’s great. But don’t forget taxes. Oh gosh damn, pesky taxes. Plus don’t forget your expenses. Because the one thing that good realtors do and agents do here in Southern California is the good ones advertise.

The good ones have a network and they’re not just sitting there, you know, putting, you know, flyers out. They have a network of people that are interested in buying. And those are the people you want to do business with. So are you surprised about these figures? Because I’m not. I think it’s crazy that we’re seeing this finally come out. And not every place is good. And I’m going to have people write me and tell me how good it is in their neighborhood. You can walk down to the water down there too. You’ve got inspiration point, like Happy Days, which you can’t park here and make out.

So, okay. More to cover. And I love this. But these agents are quitting at a record pace. And you’re seeing brokerages go out of. Now, the one thing about Corona Del Mar here, what’s interesting, if you go from MacArthur, which is the lead into Pacific Coast Highway from Inland, it’s one of the main arteries to the end of Corona Del Mar, you’re going to see probably 15 brokerages. So many people. Josh Altman’s out here now. You’ve got all these people, the Oppenheimer group, you know, selling Sunset, selling OC, that ridiculous, horrible show. They’re here. All this stuff was done during the real estate film.

And now, are they selling that much? So let me know. There’s more to cover. Let me know what you think. Audio, audio, audio. Now, all of us are living in this economy. All of us are paying these prices from anything from high gas prices to food prices. You know, I could talk to you about beef prices all day long and how beef is at an all-time high right now. But the one thing, how about this? Great article out of Yahoo, where they’re talking about how you’re going to see less and less tomatoes being served to the public.

Tomatoes are considered a luxury. How insane is that? A luxury item. A symbol of affordability where people can’t have tomatoes. Come on, salad fatty. Okay. I am sick of our politicians that can’t run areas. The idiot mayor that people just voted for in Seattle. She’s a dunce. She’s an imbecile. She’s, you know, an unattractive fool. But that woman, sitting there saying she could care less if Starbucks leaves, they’re leaving. So bravo, you did it. Okay, thank you. They did an interview with her and she was talking about, you know, how people don’t understand. They’re not going to investigate any of the Somali fraud.

They’re not going to investigate any of the areas where there could be corruption with daycare centers and things like that. No, no, no, no. Why should we go after these people? We think people are being singled out because of their race. Lunacy. State of New York City is doing two things. First things first, they’re going to charge $130 extra for your car registration if you drive an EV car. Because you’re not buying gas, not paying the gas tax. Once again, we don’t know how to run our state, our city, and so we’re just going to tax you to oblivion.

You know, if you ever see a movie where there’s a shakedown, a guy robs somebody, whether it’s extortion, whether it’s the mafia, whether it’s a street thug, give me your money. Oh my God, don’t rob me, give it to me. I’ve only got $100, give it all to me. That’s what’s happening. That’s what these municipalities are doing. And that’s nice to see these cool little houses. This, on the other side, if you hear the ocean crash in there, but that’s what their backyard is. So the idea with this is that that’s what’s happening. Oh, what’s left over? Oh, I have $1,000.

I finally saved it. No, give it to us now. So Kathy Hochul, the governor, another fine one. Anyways, once again, invite businesses here, spur the economy, have business growth, have them pay taxes, then you get more bridges and cities and cops and things like that. So no, no, no, no, no, no. Come on, Dan, you’re just being ridiculous right now. Right? So they want to have devices put on excessive speeders. And I’m like, oh, what’s this? How many speeding tickets have you had? Now knock on wood. I haven’t had one for almost 20 years.

There are people out there that have a dozen and are dealing with them at a time. I mean, when you lose your license at this point, what the state of New York is doing is New York is going, and they are, New York is going out and they are going to have you put a device in your car so they can monitor this. The speeding. And if you don’t pay the fines, they’re just going to seize your car and you won’t be able to register your car again. What a novel idea. Well, Dan, we have to have people slow down on our highways.

No, no, have consequences for people because it’s not the average. It’s not me because I get a speeding ticket. I would pay it because I’d be fearful. I’d lose my insurance. I’d be fearful. I’d lose my car. Things like that. So I would pay it. But these people who has 20 speeding tickets? I just story. I looked it up right on January where there was a guy that had hundreds and hundreds of red light tickets and speeding tickets in DC to where they finally caught the guy. 390 tickets. Who has that? Sleep is one of the most important things. The older we get, you know, it’s just something that you need to make sure you have plenty of and that you’re not, you know, getting away from some sort of doggies coming up. So you want to make sure you have plenty of sleep. I love all this stuff because study finds and the story out of, I believe that one was Reuters from Dr. Marvin was a good one because you’re starting to see a lack of sleep is fueling the cancer surge of people in their 20s. Got to have people take care of yourself.

When I was in my 20s, we never slept at the same time. So thank God I lived through that. But the other thing is loneliness kills people that do not have other people in their lives is a big killer. You’ve got to go out and you’ve got to work on having friends and doing fun stuff. Getting out, walking, hanging out. Once again, Corona Del Mar, California. It’s a beautiful spot. This up here is free. It’s all free up here. And there’s restaurants and stuff to go shop up the street. It’s great. But all these little parks, places to sit down and hang out, you know, basically on this, you know, $25 million house there frontline, but just a lot of cool spots to go hang out.
