All right guys, so today I am seeking out the ultimate preparedness bug out property for the apocalypse This is episode I don’t know three or four today We’re in the great province of Saskatchewan and I’ve stumbled on an interesting property And I think this person was trying to get my attention. So Congratulations, you did So this guy wants 250,000 Canadian which by today’s accounting is around 190,000 USD and he claims that this 160 acre patch of land it sounds like a lot and it is however, we’re gonna talk about whether or not it’s a good deal This is pristinely unique rare wilderness property Especially due to its location being less than one mile from the provincial porcupine forest The land has a multitude of uses in particular.

It is safe and ideal SHFT property. I think he meant SHTF property Hit fan the this property is also a safe distance from any potential civilian or military targets in the event of an international armed conflict. I Know you’re watching the channel and you’re doing this on purpose That’s okay You’ve piqued my interest as a result of that access to the property is by Bush Trail Road from the north and south and is exactly how And why this property remains protected in pristine as a result one can then appreciate and excuse the absence of paved public Urban mall like access to this property reflects firstly.

I think this guy listed this I think you should have let chat cheap ET scrub this bro The price reflect today’s true price and not what previous years as well as being approximately a third of the price of the Average Greenland tangible hard asset as opposed to a flat or digital asset that are backed by nothing Oh a fiat or digital asset, right? The property is price commensurate with that of the ongoing asking prices of an onset replacement cost of a comparable hard asset being Not I okay, you lost me there, but I get what you’re trying to say I would say if you were serious about selling this property actually show us some images so we can only go on what’s in The satellite record.

So the first thing I do is I’ve outlined the property for us here as you can see There’s no direct road access So you would be reliant on easement access to get into this property and out of this property Meaning that you would be crossing over somebody’s land for me That’s an automatic deal breaker if I’m being perfectly honest as a recreational property I would say this is perfectly acceptable But at the price point it’s a little bit steep compared to other things that you could possibly get now If this is actually fully wooded We can’t tell because we don’t know what kind of trees these are a way that you can kind of check to see if there’s Conifers on the property as you go like this.

We’re gonna go to historical imagery So this picture was taken on June 5th to 2025 So we know this is summer if we can find one with September. Okay, so September shows us That there ain’t nothing here. Okay, there’s like there’s no trees. Oh, maybe there is Sometimes the satellite imagery is weird judging by this though. This looks like a lot of shrubs It doesn’t look like a lot of actual forest. If you look right next door here, these trees look a lot taller 2013 okay, so to see this gives us a different perspective altogether Well, maybe there he’s probably punching the screen right now.

No, there’s trees there We’ll put pictures of the trees on if there’s trees man Okay, so that’s actually a good sign because that means you have lumber on this property to have those trees there. That’s gonna be Absolutely essential especially in the winter time because that’s gonna be your source of firewood And then we have this a body of water here. So we have water on the property as well So even if we don’t have good well water, which you will in this region well water is not a problem But again getting a well dug in this neck of the woods is gonna come at a very high price point The one thing for this particular area and you might want to do a demographic background if I was dead serious about buying the property I would go and I would look at the nearest town and I would look at what the age demographic is I would say the older the better it’s just gonna be easier to deal with most likely There’s gonna be some backcountry Karen’s who are you know, have nothing better to do with their time then report Whatever you do to the RCMP But I mean that’s that’s pretty rare knowing what I know about this region It tends to be an older population old farmers things like that.

So in terms of security and safety This is a very decent neck of the woods as far as that’s concerned You probably could build stuff here and not have to worry about it being Luted or vandalized at least during peacetime. Okay. Now we talked about water. There is water on this property There’s no doubt about that. It appears as though this is a fairly reliable water source So you can see it’s consistent from 2021 to 2025 There’s not much difference, but you also have some open patches here that it looks like you could build on however Uh-oh, hang on a second.

Yeah, see that’s that’s water There’s probably some high ground here somewhere, but I can see some swamp water there. You don’t really need much You just need like five acres to build on. All right So it looks like the topography descends as you go towards the southeast corner And so you’re probably gonna be building up in this corner, which actually isn’t a bad idea Because then you’re gonna be farthest from the road and this is just a gravel road. So yeah, that’s nothing to To worry about too much. You’re about 30 minutes from the nearest town I would consider this to be like a secondary highway You got to get off a main highway even if you’re off of this highway here You’re already off the beaten path, but to go all the way up here Okay off this gravel road and then actually Take a left turn and have to cross over somebody else’s property where there’s no road Backing up against provincial forest and crown land where there’s nobody maybe this guy’s changing my mind here Hmm and you got a big lake back here by the looks of things the symmetry map if you guys don’t know what that is That is the depth map of lakes.

It’s a this bathymetric map I can click on any of these water droplets and it’s gonna show me a Actual map that has all the depths at different parts of the lake This is also good if you’re into fishing because it can give you some details before you you know You venture out and go on a fishing trip. You don’t have to use your fish finder for that Okay, so as you can see, uh-oh, I’m not seeing a bathymetry map now That’s not a deal breaker. You see even some of these smaller lakes.

They have bathymetry map So let me pull one up for you just so you know what it looks like This one has a maximum depth of 25 feet, which is a solid lake, you know There’s gonna be fish in there. Most likely you’re not really gonna get bathymetry maps for anything below like 12 feet based on what I’ve seen But we still know we have a lake back there like a good lake So water is not gonna be a problem in this region two biggest things. You have trees you have water You’re probably gonna also have adequate sunlight in this region.

Let’s just take a look at the solar map So yeah, we’re actually in the top. So this means that you’re getting 13 to 1400 kilowatt hours of electricity Generation on average, so this is really the second best place in Canada to have solar Let’s check out the soil. So we’re gonna go on the Government of Canada website The only thing they’re good for soil of Canada and this gives us an interactive map where we can go all around the country And we can see what type of soil is in the region where we want to lay anchor for our post Apocalyptic retreat the dominant soil order is eighty seven percent Lufisolic soils perfectly acceptable for growing things like fruit trees You might have to do a little bit of work to the soil if you want to grow, you know Vegetables and things of that nature, but there’s good drainage.

It’s fairly ideal. It is very fertile So we have the soil we have the Sun we have the water we have the security the thing I like about the transition zone where it’s kind of in between the prairies and The boreal forest is that you’re less likely to have forest fire problems when you’re on this periphery this transition zone now This forest here. I don’t think it’s burned for a while So this is our mapping 100 year of forest fires in Canada Don’t get a lot of resolution here, but you can see I don’t think we’re gonna have an issue with forest fires in this region This is a fairly safe place to be in this transition zone for the most part It’s really when you go up into the the great boreal forest that you got a problem.

We have water We have solar we have decent soils We have an abundance of wood the hunting is gonna be great here. You’re gonna have your waterfowl You’re gonna have deer you’re gonna have elk you’re gonna have moose you’re gonna bear you’re gonna have every animal that North America has to offer in this 160 acres with the exception of maybe cougars and grizzly bears and who the hell wants those around anyways Security looking pretty good as well. It has low population density. Obviously, it’s clear of any major Military threats or places of interest and no critical infrastructure in terms of the plant hardiness zone This is going to be 3a which is not that great I mean, it’s really scraping the bottom of the barrel in terms of what kind of crops We can grow wheat like nobody’s business.

You’re not gonna starve here You can grow all kinds of root vegetables And honestly, you can grow a significant amount of vegetables. The growing season is just that much shorter You can make up for suboptimal plant hardiness zone by simply building infrastructure Building a greenhouse on the property will add two or three Plant hardiness zones because it’s gonna extend your growing season by a month on either side Now you take that up to a passive solar greenhouse You can grow stuff year-round and you’ll be like my buddy Dean over at our copia growing bananas in the dead of winter in Saskatchewan in minus 30 with no electrical inputs.

Another thing to keep in mind is that the plant hardiness zone today and 40 years ago is completely different Most of Saskatchewan used to be 3a with some little patches of 3b now we even have regions in the south that are 4a and that is because of course things are getting warmer the Growing season is getting longer. This is what most people don’t think about when they’re buying property Is that in 20 years the climate’s gonna be different? Okay. So this is a year to date precipitation map So we’re in the three hundred and twenty five to three hundred and seventy five millimeters per year range It’s not drought like conditions, but it’s also not that great.

So this is our accumulated precipitation map This is for the last five years. This place right here is probably a big no-no I would be very reluctant to lay anchor in here because this could be a desert someday for being brutally honest Not a lot of rain now over here where our place of interest is it’s actually not that bad It looks like there’s 2,000 millimeters of rain more or less in the last five years So what we have here is a perfectly acceptable amount of rainfall to do agriculture Certainly to have a horticultural homestead not a problem now in terms of cell phone coverage This might not be a big deal for some people if anything I would say that if you can get away from cell phone coverage, that’s probably a good barometer for population density It looks as though we might just be hitting a Cell tower here cell tower range is gonna vary between 1 to 25 miles in this particular case because of the forest You’re probably gonna get a worse signal now.

You might have Starlink. You might not care about self-service You might want to be off the grid entirely because you won’t don’t want the government to be able to track you but for emergency services In terms of proximity to a hospital actually not that bad because this town here Priestville is not too far to the south of there So you’re looking at about a 50 maybe maybe you know half an hour drive now if you’re prepping for full-blown SHTF all right, let’s just take a look at radioactive fall. Let’s go to nuke map So we have our nuclear missile silos in North Dakota and in Montana And we’re gonna drop a nuke right around here.

All right, you know, let’s just do a hundred hundred megaton warhead They’re not gonna use a hundred megaton warhead, but they’re gonna use several megaton warheads if that makes sense This is probably overkill, but at least we’ll get we’ll know the worst-case scenario. Boom. Let’s detonate that bitch. Oh Shit we’re screwed you’re gonna need a fallout shelter This shows us that we’re gonna be in the path of some pretty gnarly radioactive fallout In fact, they made a documentary on this very thing The problem is a lot of these wind calculations are based on the jet stream and the jet stream has changed a lot But generally speaking if they bomb the hell out of these missile silos with nuclear weapons There’s gonna be radioactive fallout, which is very survivable if you watch our other videos We show you how to build fallout shelters But what that means is that if you only have an above ground shelter, you’re gonna have to find a way to get underground This is one of the potential drawbacks The reason why they put their nukes in this part of the country is it’s because it’s the most sparsely Populated and they don’t care about Canada Unfortunately, so we put this through our property resilience scale, which uses AI to look at Probably 20 different scoring metrics and it determined that this property is 57 out of a hundred now part of the reason why it scores a bit lower is Because of the poor access and the lack of infrastructure in house on the property if there was a solar system on here If there was a well that was already dug if there was some kind of you know, geothermal system But this could actually score a lot higher if you are looking for blank slate property I would probably say this scores closer to 75 The big downside is gonna be there are still cold winters here in Saskatchewan and there’s a reason why you know Not many people live out here.

It’s a harsh place to live So a lot of the value in this land is what you will ultimately have to cultivate on Your own if you’re just talking about backcountry camping and hiking then yeah, this is this is ideal But if you actually want to have a lifestyle here something that resembles what you have now It’s gonna take a lot of work still think the price point is a little bit high. But hey, that’s just me What do I know? Okay. I want to address one more thing. I see a lot of videos that use these clickbait titles I bought a thousand acres for $10,000 or you know these exaggerated numbers and while that might be the case you actually go and you watch these videos and you realize That these people bought some square plot of land either in the middle of the desert.

That’s highly inaccessible There’s no way in hell. Anybody is using that property Practically for anything that is why I don’t even bother with that You’re not gonna see me review these dirt cheap properties that are completely inaccessible. They don’t have any trees on it Yeah, I could go and I could scour and I could find the absolute Bottom rung of things that you got a portage to or hike to or you know Take a horse or a seaplane to find these places or access them But nobody is realistically gonna use that land Maybe the hardest of hardest core preppers that point zero zero zero zero zero one percent of people want that Most of us aren’t going for it.

It’s impractical, which is why I’m not doing those kind of videos because they’re very misleading It’s just a gimmick that they use for views.
